Ghaziabad townships near RapidX route see housing board raise circle rates

The circle rates in townships administered by the UP Housing Board across the state have been increased, according to officials. It was announced that the revised rates would affect properties in Vasundhara and Siddharth Vihar in Ghaziabad, as these areas are near the RapidX corridor, which is set to open this month.

It was stated by officials that the new rates would be applicable from April 1. The decision to raise the rates in Vasundhara and Siddharth Vihar was made due to the high demand for properties in these areas, primarily because of their proximity to the RapidX route.

According to Sunil Sharma, an estate management officer at the board, "The circle rates have been increased in all townships administered by the board in the state. In Ghaziabad, the revision will only be applicable in Vasundhara and Siddharth Vihar."

The revision will result in higher stamp duty for those purchasing houses, effectively raising the overall property rates.

In the case of flats developed by private companies and individual plots in Siddharth Vihar, the circle rate has been increased by Rs 850/sq m. Officials noted that there were approximately twelve such projects being developed in Siddharth Vihar, which spans 635 acres.

In Vasundhara, which is divided into 19 sectors, the new circle rate will vary based on the sector number.

For sectors with even numbers, the rate has been raised from Rs 66,300/sqm to Rs 68,300/sqm. In sectors with odd numbers, the revised rate is now Rs 61,900/sqm, compared to Rs 59,900/sqm last year.
