Developer can't offer flat without completion certificates: SC

The Supreme Court has said an offer made by a real estate developer to a home buyer to take possession of a flat without completion and firefighting clearance certificates would not be considered as valid. In its recent judgment, apart from the refund of the entire amount deposited by the appellant at the rate of
9 percent interest per annum from July 2020 till the date of refund, the court directed the Agra Development Authority [ADA] to pay an additional amount of
Rs 1.5 million to the appellant and return the non-judicial stamp worth Rs 399,100 to the appellant, within three months. The bench said it refrained from imposing any exemplary costs on either party, recognising that both contributed to the situation at hand.

Further concessions for housing registrations likely: Maharashtra Housing Minister 
In order to boost affordable and overall housing in the State, the Maharashtra Government may consider the real estate developers’ demand of granting further concessions in registration and stamp duty, informed Atul Save, Minister of Housing, Government of Maharashtra at the third edition of ‘The Real Estate Forum 2024’ in Mumbai. “Naredco Maharashtra, on behalf of its developer members, have requested for further concessions in stamp duty and registration of housing properties in order to boost housing sales. The Government will think about granting any such further concessions,” said Atul Save, Minister of Housing, Government of Maharashtra.
Emphasising on the Central Government’s push to affordable housing and ‘Housing for All’, Save mentioned that the State Government had already given one percent reduction on registration to women who wanted to buy a residential property.

Ultra-luxury homes hit Rs 24.43 billion sales in eight months across top cities 
The sale of ultra-luxury homes – units priced over Rs 0.4 billion each – remained unabated in 2024 despite spiralling prices. Latest ANAROCK data finds that a total of 25 ultra-luxury homes were sold in Mumbai, Hyderabad, Gurugram and Bengaluru in the first eight months of 2024 for a collective sales value of about
Rs 24.43 billion. Out of 25 ultra-luxury homes sold in 2024 at least 20 were high-rise apartments worth about Rs 16.94 billion. The remaining five sales were of bungalows worth about Rs 7.48 billion. Amid the rise in demand for ultra-lux homes in two years, Mumbai tops the list of cities with maximum sales of such properties, despite it being the most expensive residential market in India.

Birla subsidiary acquires Rs 5.37 billion worth land parcel
Birla Estates, the real estate venture of the Aditya Birla Group made a notable acquisition of a land parcel in the Mumbai Metropolitan Region (MMR), valued at Rs 5.37 billion, according to Square Yards.
