Luxury gets a new address

Our flagship (mixed-use) project - the Royal Palms Estate - is situated in the midst of Mumbai's only green belt and surrounded by an additional 20,000 acre of the Sanjay Gandhi National Park in Borivali. Fifteen minutes away from the international airport and 30 minutes away from Bandra, this lush green locale pans out over a sprawling 240 acre, offering a grand lifestyle in the very lap of nature. The estate is home to an 18-hole golf course; golf club; recreation club; health spa; two lakes; a man-made beach; shopping mall; swimming pool; cafeteria and restaurants; shopping village; entertainment centre; three-, four- and five-star hotels; offices; IT parks and residential properties including studio apartments, villas, bungalow plots and row houses.

Five commercial projects are ready, with over 500 functional offices and more than 19 functional residential projects already occupied by over 1,500 families. Within the Royal Palms Estate, more than 19 residential projects are functional, catering to the needs of both middle- and high-income group families. Each residential project is a unique mix of two or three types of developments, including condo apartments, studio apartments and 1/2/3 BHK flats.

On the commercial side, more than 500 offices are operational, which are ideal for start-ups and small- and medium-sized enterprises (SMEs). For instance, Mastermind offers the best work facilities with the least capital investment. The IT Park on campus is only 7 minutes away from the Western Express Highway and 10 minutes away from Goregaon railway station; this is our tribute to the enduring spirit of Mumbai.

Further, the Palms Hotel (Tower & Villas) and The Imperial Palace, both five-star hotels, are projects we are proud to be associated with. The Palms Hotel is a tranquil haven, far from the hustle and bustle of Mumbai, having 223 rooms and 109 Balinese Villas, the latter equipped with a private swimming pool and balcony, and an in-room dining and butler service. The hotel houses the Fountain Café, a 24 x 7 coffee shop and Villaggio and Jade Pavilion, specialty restaurants serving exotic Italian and pan-Asian cuisine, respectively. In addition to the projects completed by us, we have two more three-star hotels in the pipeline, along with what qualifies as one of Mumbai's largest convention centres.

Quality matters

Royal Palms Estate is ISO 9001 and  ISO 14001 certified for its quality and environment management systems, respectively. All projects within the estate are conspicuous by their design excellence and aesthetic appeal; they are planned, implemented and managed by internationally acclaimed consultants and benchmarked to global standards. As per studies conducted by internationally-renowned, environmental consultant, AIC Watson, air quality at the estate meets internationally-accepted standards and is better than any other residential facility in Mumbai. Also, noise levels almost meet the 'Silent Zone' criteria.

There are two lakes and 17 bore wells, from where water is pumped, filtered and supplied to the entire estate. We try to meet our environmental obligations through the following measures:
