Mumbai Police have filed a case against builder-developer Pratik Vira for allegedly using forged documents to claim 71 flats and offices in a Bhandup project and defrauding his partners of Rs 136.5 million. The FIR was lodged at Azad Maidan police station following a complaint by real estate developer Kashyap Mehta. The investigation reveals that Vira is accused of illicitly benefiting from the corporate insolvency resolution process (CIRP) involving the Samriddhi Garden Project, managed by Sivana Realty. Mehta had teamed up with Atul Bharani to establish Sunshine Group in 2002, which took over a 3.75-acre project in Bhandup under Sunshine Housing in 2006. Vira joined the Sunshine Group in 2010 as a director, overseeing accounting, finance, and marketing. According to the FIR, disputes arose among the partners, leading to discussions of various settlement options. Vira reportedly demanded certain flats and office units in the Samriddhi Garden Project in return for the 20% shares held by his family. Vira took control of Sunshine Housing and became its director in December 2019, renaming the company Sivana Realty. He is alleged to have allowed Sivana Realty Private Ltd's insolvency by reporting only Rs 13 lakh in outstanding dues, despite having significant funds and transactions. (ET)
