Bengaluru has several illegal layouts on revenue land

According to the Bengaluru Urban Deputy Commissioner, J Manjunath, Bengaluru urban district has several unauthorised or illegal layouts on agricultural land. As per data, there are 6,077 illegal layouts of 7,425 acres in the Bengaluru Urban District.

The revenue administrations have issued notices to 3,404 landowners for preparing agricultural land layouts. Those sites are called revenue sites.

Revenue sites are carved out from agricultural land that has not been converted to residential or commercial plots. Revenue sites are popular among owners who used to pay agricultural revenue tax earlier. The Direct Commissioner (DC) sites are legal, where the sites can be used for residential, commercial, or industrial purposes.

The objective of listing unauthorised layouts is to save buyers from cheaters. It will help the buyers to generate revenue for the government, he said.

The landowners will have to pay Rs 54,450 fees for converting one acre of agricultural land into residential land and Rs 1,74,250 for converting agricultural land into commercial land.

The Deputy Commissioner said that the land developers are not ready to pay the fees. It will not only affect the government to get the revenue but, it will also put the buyers into trouble.

The illegal layouts will be uploaded on the website of the Bengaluru District Administration to benefit the buyers. A Real Estate Regulatory Authority (RERA) activist, Ananda TR, said that RERA Karnataka has to expedite its disposal of complaints on the illegal private layouts. There are many unauthorised layouts inside and outside of Bengaluru, and the concerned authorities are not acting against the unauthorised layouts, Ananda said.

Chairman of RERA Karnataka, H C Kishore Chandra, told the media that the state authorities have already asked to provide the information of the illegal layouts formed under their jurisdiction.
