MMRDA to lease three BKC plots in Mumbai, raising Rs 6.56 billion

The Mumbai Metropolitan Region Development Authority (MMRDA) aims to raise Rs 6.56 billion by leasing three prime plots in the Bandra-Kurla Complex (BKC) for key infrastructure projects, including the development of a clubhouse with sports facilities, a hospital, and an educational institution. These plots are available for an 80-year lease, and the deadline for submitting bids is November 25.

The largest plot, situated in G Block, spans 52,138 square meters and is designated for the construction of a world-class clubhouse and sports facility. MMRDA has set a reserve price of Rs 1.68 billion for this plot, with a permissible built-up area of 10,427 square meters. The planned clubhouse will feature suites, conference rooms, an auditorium, a restaurant, and a gymnasium, as well as various indoor and outdoor sports amenities. The outdoor facilities will include a swimming pool, tennis court, cricket nets, football ground, basketball court, and a 400-meter running track. The project will also include basement parking and other related services.

In the GTxT Block, a second plot measuring 10,026 square meters has been allocated for the construction of a hospital. The reserve price for this plot is approximately Rs 3.23 billion, with a built-up area of 20,052 square meters.

The third plot, also located in the GTxT Block, covers 5,118 square meters and is designated for an educational institution. The reserve price for this plot is Rs 1.64 billion, with a permissible built-up area of 10,235 square meters.

BKC, a 19-hectare commercial hub developed by MMRDA, is home to several corporate and government offices, including the National Stock Exchange, the Securities and Exchange Board of India, and the US Consulate. It also hosts the Mumbai Cricket Association, Jio World Drive, and the Nita Mukesh Ambani Cultural Centre, making it a prime location for these forthcoming developments.

For over two decades, MMRDA has financed public projects by raising substantial funds through the auctioning of plots in BKC, primarily for commercial purposes.
