Rustomjee Group has launched a 35,000 sq. ft. labour housing facility at its Urbania site in Thane, marking a first-of-its-kind initiative in Indian real estate. Inaugurated on April 13, the accommodation can house 500 workers across 84 well-ventilated rooms, each 10 ft by 10 ft, with up to six individuals per room.

Rooted in Rustomjee’s ethos of care and community, the facility is designed not just for shelter, but as a holistic, nurturing ecosystem. “At Rustomjee, we believe that the people who build our cities deserve to be at the heart of them. Our newly developed labour accommodation at Urbania is a reflection of that belief - designed not just as housing, but as a dignified and holistic living environment. This initiative reinforces our long-term vision to raise the standard of worker welfare in the real estate industry. We hope this sets a benchmark that can be progressively adopted across our projects and inspires a broader shift towards more inclusive and responsible development,” said Boman Rustom Irani, Chairman & Managing Director, Rustomjee Group.

The accommodation includes eco-conscious features such as a 40 KLD sewage treatment plant (STP) that recycles water, a 200 kg organic waste composter (OWC), a fire safety system with yard hydrants and fire pumps, and PUF-panelled hutments to reduce heat.

“Housing for workforce is typically seen as a checkbox requirement. At Rustomjee, we’ve redefined that. We have engineered this with the same precision and care we apply to our flagship residences. Every detail—from safety systems to sanitation and recreation—has been curated to ensure that our workforce is cared for like any resident of an urban township,” said Anupam Verma, CEO, Kapstone Constructions.

The facility includes a UV water purifier, 29 toilets, 9 urinals, 15 bathing points, and a canteen with 42 gas burners, capable of serving 280 workers at a time. Recreational and community amenities include an open gym, sports zone, entertainment room, doctor’s clinic, maternity room, crèche, barber shop, and retail kiosks.

Rustomjee plans to replicate the model across other projects, reinforcing its focus on inclusive and responsible development.
