The Rail Land Development Authority (RLDA) has floated tenders for leasing a vacant plot of land of 70,606 sq m for residential growth at Jhusi (Prayagraj), under the Varanasi Division of North Eastern Railway (NER) in Uttar Pradesh.
The reserve cost for the land is set at Rs 79.40 crore for a lease period of 99 years. This planned site for residential expansion is rectangular in shape and is well linked to an extensive network of rail, road, and air. It is approximately 25 km away from the Prayagraj airport, while the Jhusi railway station is located just in front of the planned site.
Ved Parkash Dudeja, Vice Chairman of the RLDA, told the media that Jhusi is a site of historical significance, having Neolithic origins. This town is situated across the Ganges River and is well-linked with Prayagraj through the Shastri Bridge. As commerce has been increasing, the infrastructure is additionally improving day after day.
Presently, Jhusi primarily includes plots, independent homes and residential flats. It is an outstanding and most conducive place to an aggressive real estate bustle. The access to this site is highly suitable, with the current front road being 12 m wide, which is planned to be widened up to 24 m. This plot of land is surrounded by well-known landmarks like the Jhusi railway station in the south, Nishtha hospital in the east, Civil Line bus depot in the west, and low-rise residential buildings towards the north. The Floor Space Index (FSI) being proposed is 1.50 for the total plot size.
