GDA revives plan for 47 plots in Indirapuram extension

The Ghaziabad Development Authority (GDA) has unveiled a blueprint to develop a land parcel as part of the Indirapuram Extension scheme, initially launched two decades ago but halted due to farmers' protests over land acquisition.

GDA officials announced plans to invest ?5 crore in constructing roads, sewer networks, parks, and other civic amenities. The project will cover a total area of 30,000 square meters and will be divided into 47 residential plots and three commercial plots, which will be auctioned after development.

In addition to roads and drainage systems, the area will feature a substation and vertical gardens. A 10-foot boundary wall will demarcate the plots, which are expected to go to auction in about a year.

GDA aims to generate over ?285 crore from this housing scheme. Residential plots are priced at ?95,000 per square meter, while commercial land parcels will be sold at ?1.15 lakh per square meter, reflecting current circle rates.

In August 2023, the GDA board approved the proposal to subdivide the land in the Indirapuram Extension project into smaller plots. The state government initially acquired land from farmers in Mohiuddinpur Kanawani village in 2004 at ?1,100 per square meter. However, a group of 225 farmers later secured a stay from the Allahabad High Court, seeking higher compensation, which delayed the project.

Due to the inability to take possession of the land, the project was put on hold, and the housing scheme became financially unviable under the new Land Acquisition Act, leading GDA to shelve it in 2019. However, a Supreme Court order on May 20, 2022, provided a new opportunity for revival. The court ruled that any land compensation issues initiated before the 2014 Act should adhere to the rates in effect at that time, regardless of acquisition status, allowing GDA to move forward with the project.
