CHB approves sale of properties on freehold basis

The Chandigarh Housing Board (CHB) has approved the sale of properties on a freehold basis even in cases where lands were allotted on leasehold.

On Tuesday, the CHB decided this in its board meeting held under the chairmanship of UT adviser-cum-CHB chairman Dharam Pal.

The UT administration would take the final call. The board has approved selling a vacant residential site of 4.95 acres in IT Park through the e-tender process on freehold. The purchaser will have flexibility in construction and will be allowed to pay the whole bid amount in installments for about five years.

CHB has delinked building violations from the transfer of freehold units, deciding in the case of freehold units. The transfer entry in the CHB record would be based on the registered sale deed, and an affidavit from the transferee will be responsible for all the existing building violations and ongoing proceedings.

According to an official, for freehold units, issuing of building violations has been delinked from the transfer.

CHB decided allotment of allottees whose residential units were cancelled due to building violations with pending appeals before the board will be restored on completing some conditions, like removing all the building violations by 30 September, which cancelled the allotment further paying the applicable revival and restoration charges.

Dharam Pal, adviser-cum-chairman of CHB, said that the council should speed up the process approvals in a time-bound manner, following a single-window process. For necessary changes in residential units, a committee has already been constituted.
