Bengaluru Body to Develop Six Layouts with 50,000 Plots

The Bangalore Development Authority (BDA) has made a decision to develop six residential layouts with 50,000 sites along the proposed Peripheral Ring Road (PRR)-2. This road aims to connect Hosur Road to Bengaluru-Mysuru Road, passing through Bannerghatta and Kanakapura roads.

BDA commissioner, Jayaram N, confirmed that the cost of acquiring land is very high, and the current land acquisition act is not very favourable in terms of compensation. To address this challenge, the BDA has adopted a public-private partnership (PPP) model for the development of the layouts, ensuring fair compensation for farmers. An official from the BDA also mentioned that there is significant demand for BDA sites, and the authority plans to develop 50,000 new sites as part of the project.

For the six planned layouts, approximately 3,000 hectares of both government and private land will be acquired. However, the final compensation rates are yet to be determined. BDA is currently in the preliminary phase of identifying the necessary land, with surveys and assessments underway. Teams led by land acquisition officers have been assigned to collect information about landholders and other relevant issues. Farmers who provide land will be compensated in a 40:60 ratio and allotted plots within the same layout according to BDA regulations.

PRR-2 is one of the two components of the Bengaluru Business Corridor, with PRR-1, proposed to connect Tumakuru Road to Hosur Road, being the other. As part of the PRR-2 project, the BDA plans to construct a 30 km-long, 100-metre-wide road, with commercial plots extending 24 metres on either side. Villages such as BM Kaval, Gulakamale, Kaggalipura, OB Choodanahalli, Agar, Uttari, Devagere, Gudimavu, Kamipura, and Gangasandra are being considered for land acquisition for the PRR-2 project.

Jayaram further stated that the draft notification for land acquisition for PRR-2 is ready, and land acquisition is expected to be completed within 6 to 8 months. The project is anticipated to be completed in about two years.
