Under-Construction Homes Costlier Now
A recent Magicbricks report highlights a shift in pricing dynamics, with under-construction (UC) homes now commanding higher prices than ready-to-move (RTM) properties in major Indian metros. Cities like Delhi, Mumbai, Gurugram, and Noida show a clear price gap, driven by buyer preference for modern layouts, rising construction costs, and robust housing demand.
In Mumbai, UC properties have surged 33.4 per cent YoY, reaching INR 32,371 per sq. ft., while RTM homes are priced at Rs 28,935 per sq. ft.. Delhi’s UC homes now stand at INR 25,921 per sq. ft., significantly above RTM properties at INR 18,698 per sq. ft.. Meanwhile, Bengaluru and Hyderabad buck the trend, where RTM homes still hold a price advantage.
