Subhash Ghai Sells Mumbai Apartments
Veteran Bollywood filmmaker Subhash Ghai has sold two luxury apartments in Mumbai’s Splender Complex Co-op Housing Society Ltd., located in Jogeshwari, for a combined sum of Rs 1.161 billion. As per data sourced by Square Yards from the Inspector General of Registration (IGR) Maharashtra, the properties were legally held under Mukta Tele Arts Private Limited, Ghai’s production company. The transactions were both registered in March 2025.
Jogeshwari, a well-connected suburb in Mumbai’s western belt, offers easy access via the Western Express Highway and Jogeshwari-Vikhroli Link Road, making it an attractive real estate location. The Splender Complex was developed by Oberoi Realty, known for its premium residential offerings.
Each of the two apartments sold by Ghai had a carpet area of 889 sq. ft (82.59 sq. m) and a built-up area of 99.14 sq. m (approximately 1,067 sq. ft). Both were transacted at an identical value of Rs 58 mn each. Each deal attracted a stamp duty of Rs 3.483 mn and a registration fee of Rs 30,000, underscoring the high-end nature of the assets involved.
Subhash Ghai, often referred to as the “Showman of Bollywood,” is celebrated for classics such as Ram Lakhan, Khalnayak, Taal, and Pardes. Besides being an acclaimed filmmaker, Ghai is also the founder of Whistling Woods International, a leading film school in India.
The disclosure of these transactions adds to the growing data-driven transparency in Mumbai’s real estate sector, where platforms like Square Yards offer property insights based on publicly available registration records.
