Noida to implement structural audit policy for highrises


A high-level committee of additional CEO-level officials of all three authorities in Gautam Budh Nagar formed to frame a structural audit policy for highrise buildings in the district.

The building developers have given their suggestions and will be incorporated into the policy. A panel of reputed institutions, including Central Building Research Institute (CBRI), IIT-Delhi and IIT-Roorkee, is likely to be formed to get the audit done.

The three authorities, Noida, Yamuna Expressway Industrial Development Authority (YEIDA) and Greater Noida Industrial Development Authority (GNIDA), had passed a resolution to form a joint committee for framing structural audit policy.

CEO of Noida Authority, Ritu Maheshwari, said that after forming the policy it would be presented before the board to get approval and sent to the government.

An official said that a structural audit of societies would be conducted every five years as per the policy. The developer will have to submit a structural audit report while applying for a completion certificate (CC) for any new project. The submitted report will be valid for five years. In five years, the developer would be responsible for any structural issues.

Later the apartment owners association will have to get the structural audit done and submit its report to the Authority.

Noida sets up a high-level panel to frame structural audit policy for highrise buildings. The developers must submit a certificate from a structural engineer about the design and materials to be used in a project and get approval.

After completing the project, when developers apply for the CC, they should submit a certificate stating that the norms mentioned during the map approval must comply with it.

President of Noida Extension Flat Owners Welfare Association, Abhishek Kumar, said that the residents’ bodies had welcomed the policy. Builders cannot be left off for the poor quality of buildings. The certificates for map approval and CC can be made from institutions.
