JDA Warns Public Against Illegal Colonies in Jammu
Amid rising complaints about unauthorized colonies emerging in rural areas due to rampant illegal constructions, the Jammu Development Authority (JDA) has issued a stern advisory. The authority has urged potential buyers to verify Change of Land Use (CLU) certificates and layout approvals from competent authorities before purchasing plots.
JDA Vice-Chairman Pankaj Kumar Sharma emphasized that colonizers are selling plots without obtaining mandatory approvals from the JDA or the Jammu Municipal Corporation (JMC), as required under the Control of Building Operation Act, 1988. This, he noted, endangers planned urban growth and semi-urban development.
The JDA has reiterated its warnings through public notices, cautioning against investments in illegal colonies. Sharma advised buyers to confirm a developer's compliance with CLU and layout plan approvals by consulting the JMC or JDA.
Simultaneously, the Jammu & Kashmir High Court has directed the Building Operation Controlling Authority (BOCA) to file a detailed affidavit regarding commercial activities in Jammu’s Gandhi Nagar housing colony. The court expressed concerns over the transformation of residential zones into commercial hubs, potentially violating zoning laws and building permissions.
This dual action by the JDA and the High Court underscores the authorities' focus on curbing unauthorized developments, safeguarding planned urbanization, and maintaining zoning integrity.
