First Homes in Worli BDD Chawls Redevelopment to Be Handed Over by March
The Maharashtra Housing and Area Development Authority (MHADA), with support from the state government, is spearheading the ambitious redevelopment of the Bombay Development Department (BDD) chawls across Worli, Naigaon, and NM Joshi Marg. These chawls, built between 1920 and 1925 by the British government, originally housed industrial workers and migrants. Over the decades, they became home to mill workers and low-income families, forming tight-knit communities despite limited living space.
The redevelopment initiative, which began in August 2021 after overcoming tenant resistance, aims to address the safety concerns of these aging structures. The first batch of newly constructed apartments in Worli is expected to be handed over by March 2025. The project, estimated at Rs 160 billion, will provide tenants with new 500 sq ft homes, significantly larger than their current 160 sq ft tenements. The redevelopment model includes utilising 68 per cent of the land for the rehabilitation of original tenants, while private builders will develop the remaining land for sale in the open market, helping to fund the project.
Eligible tenants, who must have legally occupied the chawls as of January 2021, will receive ownership of new two-bedroom apartments. Slum dwellers will be rehoused under the Slum Act and given 300 sq ft units for residential purposes, along with equivalent commercial space for business owners. The Worli redevelopment is being executed in two phases, with the first phase involving 5,198 residential units and the development of a large commercial complex. Phase 2 will include an additional 3,974 rehabilitation units and 2,184 sale tenements.
The redevelopment project aims to create a self-sustained community with schools, hospitals, and recreational spaces. Progress is also underway in Naigaon, NM Joshi Marg, and Sewri, where work continues despite some delays. This transformation promises to uplift the quality of life for over 15,500 families, offering modern homes with greater space and amenities.
