315Work Avenue to Expand by 2 Mn Sq Ft in FY26, Targeting 5 Mn Sq Ft

315Work Avenue, a leading co-working space provider in India, has announced plans to expand by 2 million sq ft in the next year, bringing its total managed space to 5 million sq. ft. The company will invest Rs 4 billion (bn) to fuel this growth, targeting both new cities and existing markets.

Currently managing 3 million sq. ft across 60,000 seats in Bengaluru, Chennai, Hyderabad, Mumbai, and Pune, the company has leased 1.25 million sq ft over the past year to clients, including BNY Mellon, Tata Technologies, Muthoot, Urban Company, AstraZeneca, and others.

Manas Mehrotra, Founder, 315Work Avenue, stated: “The demand for flexible workspaces continues to grow, with corporates incorporating co-working into their real estate strategy to boost productivity and optimize costs. Our expansion aligns with the sector’s transformation into a mainstream commercial real estate asset class.”
315Work Avenue aims to expand into 10-12 cities within two years, leveraging technology and customized solutions to enhance customer experience. With India’s co-working sector projected to grow at over 20 per cent annually, reaching 100 million sq ft by 2030, the company is well-positioned to capitalise on rising demand.

India’s office sector saw record leasing in 2024, with 89 million sq ft of gross leasing volume, led by Bengaluru at 29 per cent (25 million sq. ft), according to Cushman & Wakefield. With flexible workspaces gaining traction, 315Work Avenue’s expansion will solidify its role as a key player in India’s evolving office market.
